What makes Habitat different than a conventional home seller? Habitat homeowners earn 35% to 60% of the Area Median Income (AMI).  We serve people who do not currently own a home, and who are unable to obtain a conventional loan.  We work with people who have credit issues or no credit--although we cannot process applications with outstanding judgments, tax liens, bankruptcy that hasn't been discharged for 2 years, or a foreclosure in the past 2 years or with a balance due.
